Various factors like type of materials used, structural designs, soil conditions, floor to ceiling height, road access and proximity to city, etc. The segment of ultra-luxury high end villas the cost starts from Rs. 2500 per square feet and entirely depends on the materials and fittings as they contain items like jacuzzi, swimming pools, lifts etc used in the building which escalate the cost. Each home is unique and therefore we cannot go for lump sum based costing, it will lead to difference in the contract at a later stage. We will explain in detail below how the home construction cost in Hyderabad varies with various factors.

Soil Conditions- Without doing the soil bearing capacity test (soil test) we should never do the structural design, as each site soil conditions will be different.  Hard soil above 20T/Sqm will not be a problem and we can design normal structural and cost will not be high, but black cotton or partial black cotton soils will have SBC less than 20T/Sqm so, we need to used higher quantity of steel and concrete this leads to increase in footing, column and beam sizes and the cost escalates from normal soil by 8-10%. In some conditions where the SBC is less than 10T/Sqm we may need to design raft foundation in such cases the structural cost increases by 25-30%. Also, we may need external borrowed soil to fill the pits so it will also increase the overall project cost by 1%.

Plinth Level Raise- It is always preferred to raise the building height by certain feet above the existing road level, to avoid future problems such as Flooding in the property. Raising building height requires backfilling of existing land with Morram, which increases the cost of construction. Ideally, people go for 2 Feet to 3 Feet, height increase of the Property, keeping in mind the Ramp Position to ensure easy parking. Raising building height also helps in enhancing the beauty of the elevation. However, it comes at a cost and cost ranges from Rs.3000/- to Rs.4500/- per Cubic Feet.

Structural Design- We need to design the house or building RCC structure for seismic loads, live loads and dead loads and have a safety factor of 1.25 minimum to ensure a good structural design. As we increase the safety factor the cost of construction also increases for RCC structure. If you are thinking of having a provision to go for an extra floor in the future then the foundation, pillars and beams should be designed according to that so there will be an increase in 5-10% in structural RCC costs.

RCC Material Selection- Cost varies according to the materials chosen to be used in the RCC structure. Premium steel like Tata, Vizag, JSW cost around Rs. 10000 per ton more than Jairaj and Shree Steel which are also very good brands in Telangana. These differences are more due to brand value and logistics cost from the distant factories. Ultratech cement which is the preferred brand also costs Rs.35-40 more than regular OPC-53 grade cements. So, this can contribute to a change of Rs. 50-60 per square feet increase when going for premium brands like Ultratech Cement and Tata Steel.  Use of River sand for all RCC works increases the cost per square feet, river sand is close to 3 times higher than the price of Robo sand. In cities like Bangalore Robo sand is widely used due to non-availability of river sand, in Hyderabad still river sand is widely used for individual home construction. 

Floor Height Increase- Home Standard floor to slab height is 10 ft and people who want to go for false ceiling must consider a minimum 10.5 ft to 11 ft or can go up to 12 ft. For every 1 ft increase in the floor to Ceiling height the cost of construction increases by Rs. 30-75 per square feet depending on the floor square feet area and materials used. The increase is due to the increase in material for RCC, brickwork, plastering, painting, electrical and labor consumption.

Mechanical, Electrical and Plumbing Material Selection- The choice of doors, windows, number of electrical and plumbing points, inverter wiring, etc also contribute to increase the cost of home construction, there are various types of materials available and the cost varies according to the choice of items. Always prefer to use quality materials with ISI mark for electrical and plumbing works and use standard size according to the building requirements. The cost here varies depending on the number of rooms and sizes of those rooms, so it is better to take item-based costs for each material like door and windows considered then a lump sum cost. Inverter wiring also adds to the increase in cost for electrical materials.

Flooring and Paints- Home Flooring choices range from tiles, granite, India Marble to Italian marble. Standard floor tiles start from Rs. 50/Square feet to Rs. 120 per Square Feet, Granite starts from Rs.90 to Rs. 150 per square feet Indian Marble starts from Rs. 140/ Square Feet to Rs. 400/ Square feet for Italian marble. Painting also varies by the type of paint selected and shades, these costs depend on the square feet of the surface area. Depending on your selection and square feet area of your home the cost will vary, also cost will increase if the height of the tiles increases in bathrooms, kitchens and wash areas. This is only the material cost excluding the labour costs.

Sanitary Fitments Selection- Sanitary fittings cost per bathroom in a home can start from Rs. 25000 per bathroom to Rs. 75000 per bathroom excluding bathtubs and shower cubicles. It depends purely on material selection, the brands of choice and the number of bathrooms in the house. Number of bathrooms also increases the plumbing costs. Premium brands like Jaguar and Kohler will cost more than regular brands like Parryware and Hindware.

Tanks and Sumps- RCC tanks cost more and are more durable for underground sumps, if your are going for RCC overhead tank then it will increase the cost of construction by around Rs. 20 per square feet, also if you want separate tanks for borewell and municipal water storage then it further increase the cost, the cost entirely depends on the storage capacity required.  Normal home of 3500 square feet will need an 8000 liter underground sump and 6000 liter overhead tank, you can divide the tank into two or install two separate tanks. For over head tanks Sintex PVC tanks are more preferred as they are cheaper, easy to operate, clean and replace in case you want to go for a floor extension, RCC overhead tank will increase the cost

Elevation Design & False Ceiling- Elevation design plays a very important factor in the exterior look of the home so the more elements in the elevation like glass, tiles, stones, or claddings increase the cost of the elevation but it is a one time investment so better to go with the best choice with no compromise. Ask the contractor to factor Rs. 20-50 per square feet depending on the elevation design. False Ceiling cost varies from Rs 60-100 per square feet depending on the design and complexity, and the area measurement is different from slab area measurement as per the design selected and executed at site the measurement will be including length, breath, depth etc.

Supply Chain and Market Disruptions- Market fluctuations like increase in price of diesel also contribute to the cost increase in home construction materials due to increase in transportation costs. The construction material rates volatility also contributes to escalation in construction costs; these may be due to supply chain disruptions or unavailability of input raw materials for major materials like cement and steel. In the last one year due to these disruptions the cost of construction has increased by Rs. 50 per square feet across India.

Additional Items- Solar Rooftops, CCTVs, Door Cams, etc are additional fittings and add over Rs. 75 - 150 per square feet according to the materials and quantities chosen by the homeowner. Wardrobes and modular kitchens cost extra depending on the choice of material and brands.

Proximity to City- If the home construction site is on the outskirts of the city like hyderabad it will increase both labour and logistics cost so this will also be factored into the costing and will contribute Rs. 30-50 per square feet depending on square feet area.

Road Access- Smaller roads less than 25 ft leading to site will make movement of larger vehicles tougher so material costs of both sand, aggregate increase by Rs. 100-200 per tonne and also attract additional transport costs due to transportation of material in smaller vehicles. This also contributes to cost increase.

Quality Control Cost- There are many costs associated with construction, which comes when contractors ensure quality. These costs significantly add to the overall cost of the project, but these costs ensure lifelong safety of the buildings. Some of those costs are like CRSM work for Basement (Below plinth Beam), WaterProofing at various places such as RCC Sump, Washrooms, Kitchen, Utility and Terrace, Termite Treatment at Footings & Basement, Damp Proof Layer, Water Proofing in External Plastering and use of high-grade waterproofing solutions. On an average, Contractor can incur additional cost of Rs.75-100 per square feet to ensure quality, depending on the size of the building.

Home Construction cost will highly be dependent on the materials being selected and used by the home owner and home construction contractor. It is better to have a clear bill of materials and bill of quantities from your contractor or home construction company before you sign the home construction services agreement.
